Buyer Thy Shalt Not

Dear Buyer,

You have been approvedI have done everything I can do to this point to get you into the home of your dreams. Now it is up to the Mortgage and Title professionals to their job and get the paperwork ready for you to sign. But they will run your credit report again, just before we close. You are not out of the woods yet. So promise me this:

I am out of here1. You won't stop paying your bills.

2. You won't go out and buy a Cadillac, Mercedes, Motorcycle, Yacht or any other kind of boat or car or recreational vehicle.Luxury Car

3.  You won't go out and buy all new furniture for the home that you haven't signed the papers on yet.

4. You won't decide to quit your job.

Co signer5. You won't Co-sign for anyone!

6. You won't get all new credit cards, or charge up your existing credit cards.CREDIT CARDS

By doing any of the above items, chances are you will not be closing on the home you have chosen.  If you would sign and date this for me, as I wouldn't want it said I didn't warn you.

I would say that about covers it all. Probably will still be ignored by most that seem to think it doesn't pertain to them.

Sherry, great tips to not upset the apple cart and mess up the original Credit Report for the buyer.

Sherry, you go girl...and you're not kidding. I had a man look at me yesterday and said...."now, I don't buy anything....right?" I said...right on bro! Thanks for knowing that up front...this is the second house they've bought from me! We have two more to go.

Sherry and then clients wonder why they don't get a mortgage. Can't tell you how many times this happens to me.

.....Oh but, my daughter was going off to college and we decided to take out a personal loan now ..

.....My wife's birthday came up and she wanted that new car....what could I say?

.....My kids wanted to be like the neighbors, they got those neat $200 sneakers, what could I do? I can't help it, if I have 4 kids!

Sherry, that's great advice! Sometime buyers don't realize that they need to keep their credit stable until they get through closing.

This is so important!  Thanks for reminding the buyers and for reminding us to remind them!  I have seen happy buyers turn very sad, very quickly!
